Deferred maintenance is one of the biggest issues that affects your property value. Addressing these issues is key to not only maintaining your value but it also impacts your rental rates. Therefore, we would like to share with you some important reminders:

NOW IS THE TIME TO SCHEDULE A DOSE OF PRE-EMERGENCE

We are coming up on the Spring Time. This means a healthy mixture of rain and sunshine, which produces Weeds. In Arizona, weeds grow very fast. If you get an HOA violation, please email or fax it to us right away. We will get right on it. A preventative measure would be to request that we apply a dose of “Pre-Emergent” on your yard. This will prevent the weeds from germinating in the first place. Please call for an estimate. This should be done no later than March of each year. The price varies based upon the size of your lot. 480-489-6391

NOW IS THE TIME TO SCHEDULE A DOSE OF PRE-EMERGENCE

Believe it or not, the temperatures in Arizona have already exceeded 80 degrees IN JANUARY! Many of us will have our HVAC units turned on no later than April. Historically, we have many HVAC units go out right when the tenants need it the most.

NOW MAY BE A GOOD TIME TO HAVE YOUR ROOF CHECKED & REPAIRED

When was the last time you had an inspection on your roof? Each summer between July 15th and September 15th Arizona experiences large dust storms with damaging winds. The monsoon rains come next. Recently, it has come to our attention that some roofs have been damaged. Roof tiles and shingles blown off. Sometimes we never know they are missing until water penetrates the interior of the home. Theses damages and subsequent repairs may be covered by your Home Owner’s Insurance. But remember, there is always that darn deductible and “Act of God” clause!

NOW MAY BE A GOOD TIME TO HAVE YOUR TREES TRIMMED

A lot of your trees have not been trimmed in many years. Not only can the roots grow under block walls, into irrigation boxes or into the roof, they can also be a safety issue. Furthermore, are you aware that untrimmed trees are the very ones that come down during a windstorm? Do your trees need to be trimmed?
