Applicant Screening

On your behalf, Valley of the Sun Real Estate will carefully screen applicants by verifying prior rental, employment, income, credit, check criminal background, sex offenses, evictions, and Patriot issues.  We do our best carefully screen prospective tenants.

Lease Language and Terms

The lease agreement is written to protect the owner’s interest and is approved by the Arizona Association of Realtors. Valley of the Sun Real Estate  has taken the standard Arizona lease  and added additional provisions to ensure that you’re covered to the maximum extent and that the tenant has a clear understanding of what is expected of them.

We negotiate the lease terms with the prospective tenant, carefully screen, write, sign, and enforce the Lease Agreement in accordance with the Arizona Landlord Tenant Act.

A full time Leasing Agent is available to answer prospective tenant's questions and show them the property.

Property Supervision, Repairs & Maintenance

The Maintenance Department (Home Repair & Maintenance Services) works with a licensed contractor to ensure fair pricing and quality workmanship. Our in-house construction and development experience allows oversight over all maintenance activities, employs skilled maintenance personnel to provide reliable, responsive maintenance services at a low competitive cost.  We fully recognize and respect that every dollar that is spent on maintenance reduces the immediate owner income.  We work hard to make sure that we talk through maintenance issues with the Tenant before issuing a work order for repair.
All repairs are evaluated to see if it is a tenant caused problem or a problem caused by long term normal wear and tear.  Home Repair & Maintenance Services LLC has a business relationship with VOTS Holdings LLC and it's members. 


Periodic property inspections will be conducted to ensure that everything is in order and the tenant is in compliance with the lease agreement. It's also a great time to see if there is any needed maintenance or repairs.


This website is programmed to accept monthly rent payments on line. Monthly disbursements and statements are sent to our property owners on the 10th day of each month. Monthly statements include copies of any invoices for completed repair work, maintenance or property expense.
Rental tax collected from the tenant, will be reported and paid to the respective municipality.
You will receive notification on any changes in local laws affecting investment property accounting standards.

Year-end account Profit and Loss statement, 1099, and year-end financial reports will be completed for you by Valley of the Sun Real Estate.

- Written bids sent for prior authorization on improvements.
- 24-hour emergency service line available for tenants.

- Direct contact with your Property Manager and Maintenance Manager.

Service Fees

Professional Service fees to Valley Of The Sun Real Estate Property Management are structured to fit your property and occasionally vary dependent upon the type, condition, location and rental rate. 

Monthly Management Fee:

8%  of the collected gross monthly rents. That’s it.

Startup Fee (Operating Fund):

- $300 for single family homes
- $150 for townhouse or condominiums for the owner’s operating funds.
This is your money.  We use it if needed for repairs with your approval. At the end of the contract this is returned to you.    The Owners operating funds can be deducted from the first month rent if that works better for you.
